Nestled in a coveted corner position (east, south, west facing), this location is bathed in sunlight from 23 original towering factory windows. The triple-height ceiling and raw concrete features – including beams, pillars, and walls – coupled with elegant bamboo flooring, effortlessly combine modern elegance with industrial charm. This unique location is perfect for photo shoots, filming, and creative content creation.

✓ No generators, including on the road.

✓ Avoid AT ALL TIMES using the communal area of the building for storage, except during loading and unloading. We kindly ask that the crew keeps their voices down and minimizes noise in front of the building. Thank you for your cooperation.

✓ Crew members, please remain inside the property and avoid hanging out in the corridors at all times, except during loading and unloading. Do not wedge the entrance doors to the building. A crew member must hold them open during loading and unloading to comply with fire regulations and to prevent strangers from entering the building. Sandbags are used exclusively to keep doors open during loading and unloading, following fire regulations.

✓ No pyrotechnics or fire are permitted.

✓ Domestic animals are welcome, but please let us know prior.

✓ Do not tape floors or walls. No drilling or nails in walls, floors, or woodwork. No decorating allowed without prior consent.

✓ DJ decks can be used for filming and taking pictures only; they cannot be used for playing music. Please do not unplug them unless permitted by the location host.

✓ Please ensure that all floors, surfaces, and upholstered items are suitably protected so as not to cause damage.

✓ Take any larger packaging or rubbish with you; you can dispose of household rubbish in the communal bins of the building.

✓ Adult productions are not permitted.

✓ Please put cutlery and crockery in the dishwasher. Please report any damages to the location host Please ensure the production manager is available at the end of the hire to carry out a walk-around with the location owner to jointly approve the state of the property upon return.

Hi, I’m Hedi. I’m a fashion designer, and I’ve been hosting film and photo shoots as a side hustle for years. I also used to work in film production for many years, so I know all the ins and outs. There’s nothing like the buzz of a great shoot, right? Seeing crews transform the spaces we’ve designed, using the furniture and props I’ve collected over the years, fills me with joy and pride. And of course, watching the end results is the cherry on top! My set mantra: plan and share, respect and care.
